1 - Architectural & Engineering Plans.

When builders and suppliers quote for jobs there can be a lot of variance in materials, methods and comments. Whilst many builders and suppliers often have useful information to pass on because of their specialised knowledge, sometimes a cursory glance at drawings or a similar cursory comment can have a major effect on a project. It can often lead to modifications or omissions that in the long run are contrary to a client’s wishes or intended outcome.

Clients, engineers & designers develop a working relationship and an in depth view of a project and when a builder or supplier come on board he should be part of the team not an authority advocating otherwise.

Whilst you need to have an open mind & be flexible with techniques & materials because of price fluctuations, we recommend that you find a solution orientated builder or supplier and when they ask you to consider an alternative or "better" method you ask that he or she consult with the engineer or designer of the project.

 
 

 

 

2 - Those builders who do form a working relationship are worth their weight in gold.

When you have selected a builder, introduce your engineer, designer & builder to each other. Suggest they have an initial meeting, that involves you, so you can discuss a builders standard method of construction, engineers specifics and the designers overall outcome (based on what you want).

Arrange all parties to meet when concerns arise. Avoid conveying issues separately to each of the parties as unforeseeable issues can inadvertently be overlooked.

While a fee might be applicable it will more than likely save you thousands. (On completion of the Building Approval (BA) drawings Compass Design charges a fee of $150.00 for any further site visits).

 
 

 

 

3 -- Cost Estimates.

As a rough guide in the current market (as at December 2007), square meter costs for new homes range from the following:

$1000-$1200 per sqm

Low quality finish & materials.
Minimum requirements

 

$1300-$1600 per sqm

Standard quality of materials, goods, workmanship & finish.

 

$1700-$2000+ per sqm

High quality finish & materials. Attention to detail & excellent quality workmanship

 

Renovations can vary, due to the labour content in removal and replacement of items. Herein a square meter figure is not feasible or accurate. When costing a renovation project it is essential to break down the components of the project.
